Concord Projects is seeking an experienced senior estimator to join our team as a Pre-Construction Manager. In this role, you will manage a portfolio of local projects to successful completion with the Construction team. Success is defined by proactive management of project activities, sustaining positive subtrade and client relationships, and delivering projects to our clients that meet their needs.


Reporting to the Senior/Vice President of Pre-Construction, the Pre-Construction Manager focuses their time estimating and planning projects. Key responsibilities include:

  • Establishing and fostering working relationships with clients, project partners, subtrades, and governing authorities.
  • Keeping up with product innovations to offer clients economical, new, and best practice solutions.
  • Leading client service for designated clients including future lead generation conversations, writing proposal or expression of interest letters, preparing pre-qualification packages and project planning meetings.
  • Initiating project drawings and scope of work with consultants. Run integrated design meetings as required.
  • Maintaining all project information and record keeping in construction management and/or filing systems.
  • Analyzing drawings and specifications to provide comments back to the client or design team to ensure client’s expectations are met at the best value, including offering value engineering opportunities.
  • Performing takeoffs and unit pricing to establish project budgets and evaluate subtrade pricing.
  • Coordinating and managing tendering process in Building Connected with subtrades, negotiating and awarding subtrade contracts.
  • Documenting project details by setting up the project cost sheet, completing budget modifications, and applying for permits.
  • Creating subtrade contracts and purchase orders.
  • Collaborating with Pre-Construction teammates to share knowledge and cooperate on team initiatives.
  • Transitioning the project to the Construction team via meetings, documentation, and relevant project information. Providing input as requested on project timing, phasing, sequencing, and seasonal requirements, and coordinating owner’s requirements.

Our next teammate has/is:

  • A minimum of five years of general contracting estimating or project management experience on commercial projects valued at $5M and above.
  • Knowledge of various project delivery methods and their associated CCDC contract.
  • An undergraduate degree or diploma in civil engineering technology, business, or design/drafting programs preferred.
  • Experience in estimating, including preparing project estimates, quantity/area/volume take-offs.
  • Detail-oriented and highly organized. Able to manage multiple priorities simultaneously.
  • Strong math skills including algebra, geometry, and basic arithmetic.
  • Resourceful and self-motivated, capable of evaluating and making decisions independently without direction.
  • Excellent written and verbal communication skills.
  • Experience with software such as PDF reviewer (BlueBeam), construction information management systems (Procore), accounting, and bidding (Building Connected).
  • Advanced skills using Microsoft Office Suite (Word, Excel, Outlook) and a strong interest in adopting new technology.
  • Relationship-focused with the ability to establish and maintain working relationships with teammates and stakeholders including the ability to solicit subtrade partners and suppliers/vendors.
  • Valid Class 5 driver’s license and own vehicle.
